El proceso de compra de una propiedad en España normalmente sigue estos pasos:
1. Consulta inicial y búsqueda de propiedad : analizamos sus requisitos, presupuesto y preferencias para encontrar la propiedad perfecta.
2. Visitas y selección : organizamos visitas a las propiedades preseleccionadas y le ayudamos a evaluar las mejores opciones.
3. Elaboración de una oferta y reserva : una vez que haya encontrado la propiedad ideal, le ayudamos a elaborar una oferta. Se firma un contrato de reserva y se entrega un depósito (normalmente entre 3.000 y 6.000 €) para asegurar la propiedad.
4. Verificaciones legales y financieras : Un abogado realiza la debida diligencia, verifica la situación legal de la propiedad y gestiona la documentación necesaria. Si se necesita financiación, ayudamos con la solicitud de hipoteca.
5. Firma del contrato de compraventa privado : después de la verificación legal, normalmente se paga un depósito del 10 % y ambas partes firman un acuerdo privado.
6. Final Notary Signing & Payment – The final deed (Escritura) is signed at the notary, the remaining balance is paid, and ownership is officially transferred.
7. After-Sales Support – We help with utility setup, tax registration, and any additional services to ensure a smooth transition into your new home.
